The showing costs less than the booking of it

Three messages to find a time, one to confirm it, one more when they ask to move it, and a sixth when they quietly do not turn up. None of that is the showing. It is the scheduling of the showing, and it happens once per applicant, on every vacancy, all week.

Then there is the part a calendar never shows you. A 30-minute viewing at a scattered house is really an hour and a half once the drive is in it, so "we have plenty of slots" and "we cannot fit another showing in" are both true at the same time — the reason is geometry, not effort. And most no-shows are structural too: confirmation timing, how easy cancelling was, how far you asked somebody to drive. Those are settings, and settings can be changed.

Per property, and per property type if your portfolio needs it, because nine scattered single-family homes and a 14-unit walk-up are not the same showing job.

2. Only pre-qualified applicants ever see the calendar

An applicant opens the property's link, answers your screening questions, and availability appears only if their answers meet the criteria you wrote. Nobody books a slot by being the fastest to reply.

3. The slot confirms itself as it is taken

The applicant picks a time, the booking is confirmed in the moment, and the slot is gone from everyone else's view. No holding message, no "let me check with my colleague", nothing sitting in a draft folder until Monday.

4. When there is nothing to book, you keep the lead

Every property carries a waitlist, offered at the moment it matters — when an applicant wanted that building and there is nothing available. They leave a name, an email and the move-in window they need. So the next vacancy starts from a list of people who need a home there between two dates, rather than from nothing.

What it does not do

  • It does not open doors. No lockboxes, no smart-lock codes, no unaccompanied access. Who meets an applicant at the unit is your decision and your process.
  • It does not plan your route. Clustering a day's showings geographically is a real saving and a real judgement call; this books slots, it does not drive.
  • It does not let anyone skip the pre-screen to reach your calendar, including you deciding to let them. The gate is the feature.
  • It does not rank applicants or choose between two people who both qualify. First to book is first to book.

No. Availability is only shown to applicants whose answers meet your criteria, so the calendar stays reserved for people who fit the unit.

Does it sync with Google Calendar or Outlook?

Applicants book against the availability you set in Releaser. What connects to an outside calendar today is a setup-call question — we will not name an integration on a landing page that we cannot point at.

Will this stop no-shows?

It removes the structural causes it can reach: the slot is confirmed at the moment it is taken, by someone who has already answered your questions. Can I show the same unit to several people in one visit?

You decide how long a slot is and how many of them exist in a window, so a block of viewings is a block of slots. Releaser does not group strangers into a single appointment on its own.

The property stops offering times and offers the waitlist instead, with the move-in window. Nobody reaches a dead end, and you keep the lead for the next turn.
