Who we are
Releaser is a leasing and tenant-screening service for property management firms, based in Montreal, Quebec, Canada. We build the software that lets a property manager share one link per property, ask applicants a set of screening questions, and let qualified applicants book a showing.

What this policy covers
This policy applies to three things:
- The marketing website at releaser.io, including the form on it.
- The application at app.releaser.io, used by property managers and their teams.
- The screening and booking links that property managers share with rental applicants.
If you are a rental applicant, please read this policy together with any privacy notice or terms your property manager gives you. They decide why your information is collected and how it is used. We process it on their behalf.
Information we collect
Website visitors
If you fill in the form on releaser.io, we collect what you type: your name, your email address, your company website, the number of units you manage, and any message you leave. We use that to reply to you and to set up your account if you ask for one.
We do not run analytics or advertising trackers on releaser.io today, and we do not set tracking cookies. Our web server keeps standard logs (IP address, browser type, pages requested, timestamps) for security and troubleshooting.
Property managers using the app
When you open an account we collect your name, email address, company name and sign-in details. As you use the app we store the properties and listings you create, the screening criteria and questions you configure, your showing calendar and availability, and the records of applicants and showings that come through your links. We also keep support correspondence you send us.
Rental applicants
When you use a screening or booking link, we collect the answers you give to the property manager's questions, your contact details (name, email address, phone number), and the showing time you choose. We collect this on behalf of the property manager whose link you used. They decide what questions are asked, what the criteria are and how your answers are used. If you have a question about a specific application, the property manager is the right first contact.
How we use information
We use personal information to:
- Run the service: deliver screening links, apply the property manager's criteria, book showings and send confirmations and reminders by email.
- Show property managers every inquiry, applicant and showing on their properties.
- Respond to messages, support requests and account questions.
- Keep the service secure, detect abuse and diagnose faults.
- Meet our legal obligations.
We do not sell personal information. We do not use applicant answers to build profiles for any purpose other than the application they were given for.
Automated processing
Releaser applies the screening criteria a property manager has written down to the answers an applicant gives. That is what decides whether an applicant is offered a showing time straight away. The criteria are the property manager's own; Releaser does not add rules of its own.
The property manager is responsible for that decision and for the criteria behind it. If you are an applicant and you believe the result was wrong, you can ask the property manager to review your application personally, and you can ask them for the reasons behind the result. Property managers agree, as a condition of using Releaser, to handle those requests.
Where data is stored and who processes it
We use a small number of service providers to run Releaser:
- Supabase hosts our database and file storage.
- Amazon Web Services (AWS) hosts the application at app.releaser.io.
- Mailgun delivers the emails the service sends, such as confirmations and reminders.
Some of these providers operate in the United States, which means personal information may be stored or processed outside Quebec and outside Canada. We choose providers that commit to industry-standard security, and we only share with them what they need to provide their service. We do not share personal information with anyone else except when the law requires it or you ask us to.
Retention
We keep account and property data for as long as your account is active. When you close your account, or ask us to, we delete it or anonymise it within a reasonable time, except where we need to keep a record to meet a legal obligation.
Applicant data is kept according to the property manager's instructions. Property managers can delete applicant records themselves, and applicants can ask their property manager, or us, to have their information removed.
Your rights
Depending on where you live, you have rights under Canada's PIPEDA, Quebec's Law 25 and applicable US state privacy laws. In plain terms, you can:
- Ask what personal information we hold about you and get a copy.
- Ask us to correct information that is inaccurate or incomplete.
- Withdraw consent you have given, where the processing relies on it.
- Ask us to delete your information, subject to any legal duty to keep it.
- Complain to us, and to the privacy regulator in your jurisdiction, if you think we have got something wrong.
To exercise any of these, email info@releaser.io. We may ask you to confirm your identity before we act. If you are an applicant, we may direct your request to the property manager who collected your information, or handle it with them, because they are the ones who decide how it is used. We will respond within the time the applicable law allows.
Security
Data travels between you and Releaser over encrypted connections. Access to the systems that hold personal information is limited to people who need it to do their job, and property managers can only see the data for their own company. We work with providers that maintain their own security programmes. No system is perfectly secure, and we cannot guarantee that information will never be accessed without authorisation, but if a breach affects your personal information we will notify you and the relevant regulator as the law requires.
Children
Releaser is not directed at anyone under 18. Property management accounts are for businesses, and rental applications are made by adults. If you believe a child has given us personal information, contact us and we will remove it.
Changes to this policy
We will update this policy when the service or the law changes. The date at the top shows when it was last revised. If a change materially affects how we use your information, we will let account holders know by email before it takes effect.
